1) Arrival and departure
The cottage will be available to you at or after 4.30 pm on
the day of arrival and you must vacate the property by 10:00 am on the day of departure.
2) Booking
You should send the Booking Request form to us. When we accept the Request, we will send you
a Booking Confirmation.
3)
Payment
You agree
to send the non-refundable Deposit with the Booking Request within 7 days.
You agree to send the balance to arrive no later than six weeks before the start
of the holiday. We reserve the right to re-let the property if the balance in full has not been received by that date.
4)
Cancellation by you
If
we receive written notice of cancellation no later than six weeks
before the start of your holiday, then you do not need to pay the outstanding balance. If cancellation is notified within
six weeks then you will be liable to pay the full balance unless we are successful in re-letting the property.
5) Availablity
If we have to cancel for reasons beyond our control, e.g.
fire or damage, then we will return all sums to you in full and you will have no further claims against us. If we have
to cancel for other reasons then we will return all sums to you in full and if this is within six weeks of your holiday then
we will also pay you a sum equal to your Deposit as compensation. You will have no further claims against us.
We have described the facilities of the cottage in good faith. Occasionally items will break down. If this happens
during your stay then we will do our best to repair or replace the faulty item as soon as we can.
6) Your party
The
property is ideally suited for a family of two adults plus two children but can comfortably accommodate five people.
There is one double-bedded room and one room with three single beds. You may not permit more than five people (including
children) to occupy the property. We do not permit pets to occupy the property. You agree only to use it as a
holiday accommodation and for no other purpose. We reserve the right to canel your rental without a refund of sums paid
should these conditions not be observed.
7) Care of the property and your departure
We will do our best to provide you with a clean, comfortable
holiday cottage. You agree to the Owner or their representatives having access to the property at any reasonable
time during your stay. You agree to take care of the property, treat it with respect and leave it in a reasonably tidy
and clean condition (we're not asking you to vacuum and dust - just to leave it reasonable). You agree to pay for
any damage, missing items or the cost of excessive cleaning if it is required at the end of your stay. No repairs of
any kind to the property or its contents must be attempted by you or your party. Any damage must be reported immediately
to the Owner.
8) Liability
We do not accept responsibility for injury to persons or loss or damage to possessions unless caused by proven
negligent act or omission of ourselves. This includes loss or damage to vehicles and their contents, and to the personal possessions
you bring with you.
